BASIC FUNCTION
The position reports to the Executive Director. Duties include but are not limited to supervision of 4 full time and 1 part time staff, ensuring completion of maintenance and preventative maintenance programs, and keeping properties in a safe, well-maintained condition according to approved standards, including legislation, regulations, policies, and procedures. The position provides effective maintenance oversight of the Guelph Non-Profit Housing Corporation (GNPHC) portfolio of 9 properties with approximately 545 rental housing units for families and individuals across Guelph, and the delivery of asset management and project administration for all capital projects. All liaison with the GNPHC Board of Directors is conducted through the Executive Director, or as delegated.
PRINCIPAL RESPONSIBILITIES
Under the guidance of the Executive Director, the Maintenance Supervisor has the following duties and responsibilities:
- Provide leadership and supervision of four full time and one part time building Superintendents, including annual performance reviews, attendance approval, and participating in hiring process.
- Conduct regular monitoring of activities to ensure timely project completion on minor/major capital work as well as move outs (including assigned and scheduled work, follow up for correction and deficiencies and support for evictions).
- Provide technical support to GNPHC owned rental housing buildings through capital budget requests and evaluation; coordination of investigation, planning and design.
- Ensure asset life-cycle replacements and relevant maintenance records are kept and updated within the appropriate systems. Make recommendations and adjust plans for extraordinary/unforeseen circumstances
- Prepare Short Form Tenders, review specifications and answer queries regarding specifications, monitoring of work and the completion of inspections.
- Oversee annual fire safety program, including drills, testing coordination, documentation and corrective actions.
MINIMUM QUALIFICATIONS
- 2-3 years post-secondary certification in Building Science, Architecture, Engineering Technology or related field
- Minimum 3 years’ experience in the Building Science and maintenance field
- Thorough knowledge of YARDI Voyager and other computer software and database programs
- Project Management Professional Designation is an asset.
- Excellent communication and organization skills
- Ability to solve problems and negotiate with tenants and contractors, in cases involving compliance and legal actions
- Knowledge and experience with the applicable legislation(s) (OBC, WHMIS, MFIPPA, Fire Code, Municipal By-laws, Residential Tenancies Act, Housing Services Act etc.)
- Experience with the Building Code and municipal by-laws are an asset
- A valid driver’s license (minimum G2 Class) and access to a reliable vehicle; flexibility of location may be required.
COMPENSATION AND BENEFITS
This position offers a comprehensive benefit package and a salary range of $79,433 to $87,679, based on a 35-hour work week.
